REC_TYPE
This field displays the owner of the property, B being owned by a business (this can
include trusts) and R being a resident owned property. This is not whether the
property is a business or residential property.
PROP_ZONING
We do not have a list of the zoning codes. Each county has their own so there are
literally thousands of values.
We do not do anything with the codes, so they are not cleansed or standardized in
any way.
PROP_TAXAMT
Represents the amount of the tax bill for the property (and associated with the tax
bill year in the next field).
PROP_TAXYR
Some of the data may show old assessed year however some counties may not assess
every year yet the data can still be accurate and up to date
PROP_LANDUSE
An expanded or more detailed list of what the land can be used for or what can be
built on the land.
PROP_IND
A condensed version or category of what is currently on the land.
Alternative Address (STREET2, CITY2, etc)
The location (address) of where the tax bill for the property is sent.
If the property is a vacation or second home, and the owner does not live there full
time, it could be different from the main address.
If the property has two names on the title – i.e., John Smith and Mary Smith - the
Alternate Owner will be the second person listed on the recording, and the Alternate
address will be associated with the Alternate owner. In this case it will usually be
the same as the main address.
The important part to note is that it is where the tax bill is sent. So even if the
main location is a vacant property or a property with no address, it will almost
always have an address for where to send the tax bill. With properties that do have a
street address, it will have a high percentage of the same address, because the owner
only has one property and/or there is a second considered owner in the same property
(husband, wife, or tenant of owner).
Missing Address
The main address fields are representative of the actual location of the property,
however could be missing street information. Examples of this would be parcels of land
such as a field, alleyway, undeveloped subdivision, or just plain vacant land. Also,
some counties may not assign a street address to a property until there is a building
permit for it.

In terms of the vacancy, sometimes the primary location will not have information if
it is a vacant property or not, depending on the type of land, whereas, they have a
much clearer idea of whether the alternate address is vacant or not because of the tax
bill being sent there (also ~95% is not vacant).
PROP_ASSED_LANDVAL
The Total Assessed Value is gathered directly from over 3,000 County Assessors
offices around the country. The Total Assessed Value consists of the Parcel’s land
& improvement values as provided by the county or local taxing/assessment
authority. Infutor does not calculate this field.
PROP_HEAT
Includes a list of all possible heating types. Some assessors are more specific than
others. Ex: Some cases OOE, Electric Heat, is basic and sufficient. If the assessor
has more information past that then they will fill it in, whereas others may use as a
basic indicator.
PROP_CORPIND
Indicates whether a corporation owns the property or not. There can be a corporate
owner and the property could be a residential property.
PROP_RESCD
Indicates whether the property is located within a residential zip code.
